Hello, my current home is a 2 unit, that was converted in to a 1 unit.  I am planning on moving out soon and I was considering converting it back to a 2 unit (it should cash flow at a much better rate).  

If we had to choose between central air and a finished attic (which would probably be considered a (walk through) 4th bedroom on unit 1, which is currently a 3br. (unit 2 is a really nice 1br), which would you choose and why? 

Also, I realize the central air would have to be split so that could be a problem, unless we make it only for the bigger unit.. so what would you do if it was a 1 unit vs a 2 unit.  Thanks for any input!

@Jon Holdman   Jon, thanks a lot for the info (as usual).  What are typical terms of loans once you get past your 10 buy and holds?  I guess I'm more worried about that b/c it's unknown.. Thanks!

@Roy N.  When you force appreciation and then refinance, from speaking with a mortgage broker, he told me that they can only refinance on the amount that you bought the house for.  Unless... you wait 12 months and 1 day.. then they'd take the reappraised value in to account in mortgaging the property.  Any insight on this?

** I heard that after 1 year you could get a home equity loan on the value of the house, but before 1 year, you have to get it on the purchase price..

Hi!  Just wondering if there's a limit on home equity loans.  If not, and you have like $200,000 cash to start, could you just buy a $100k property, fix it up, rent it out and then get a home equity loan for $70k and repeat as long as you have cash?

Hey guys, I'm looking at a property with a chain linked fence.  The property could use some privacy, but I'm more concerned about the look of it.  What's the best way to dress it up?  I know you can put privacy mesh up, I also saw bamboo mesh:
