I am assuming this option would be able to be carried through and also work when I move out and we rent out my unit and split the cash flow??

My friend and I are looking to partner on a small multi family building. We would be purchasing the building as a house hack for myself and going in 50/50 on the down payment. Probably using a 30 yr conventional mortgage with 5% down. We would split everything 50/50.

My questions are:

do we both have to be on the mortgage or on the deed?

If I am living in one unit for less than market value is it better I pay market value and then split the cash flow or just save on my housing expense and she would collect some cash flow?

What are some options for structuring our partnership?

Usually with a car loan your interest rate is low but since it's a short term loan ( 5 yrs ) your monthly payments can be high. Have you thought about taking out a personal loan to pay off the car loan? You may be paying a slightly higher interest but the monthly payments might be less and be better for your DTI. You can also find a family member or private money lender and do the same thing.

I currently have a very high payment and am thinking about doing this exact thing to help my DTI.

Looking for recommendations on good audio books.

I am starting out in RE investing and I have realized that I have more time in my car listening to audio books versus finding the time to sit down and read.

My question is, what RE investing books do you recommend for audio books or even which ones do you think you should absolutely read instead of listen to.

Any recommendations would be great! Thanks guys!

Awesome post! I too have been listening to the podcast non stop for the past year. I feel like I learn something from every one I listen too.

I would like to add that you always need to know your WHY and that the guys are obsessed with using analogies. ( I will never forget the tool belt!!!!! )

It’s so nice to hear that there are others out there that bing like I do.
