Super late to this game, but Mojo Dialer has an add on for $40/month for unlimited skip-tracing. Mind-blowingly cheap...

And @Oscar Calle yeah, tier one skip tracing is offered by only very few, which often is a shortened title search. Eg. If you have Lead Sherpa and use their 15¢/skip, you'll get info about liens, lawsuits, etc etc as well. These are the best skips out there and I'll use them when my cheaper skips fail from Mojo. But man... the mojo thing is a huge hack. $40/month would equal only 200 skips from batchskiptracing.com.

This may be the case for financing contracts but a signed contract of this nature shouldn't be able to be nullified without breaking contract. Of course, check with a real estate attorney in your state. But presuming that is true (shocked if it's not), I would consider filing a memorandum with the county. Then the title company will not grant insurance (or clear the title) until this matter is resolved (so another investor cant simply go around you). To save time, I'd recommend just informing the seller that you're about to file a memorandum and they will likely come back to the table to hold up their end of the bargain.

I'm not incredibly technologically savvy, but it seems like I'd need a bridge or API to have a CRM be a true hub for all lead tracking across multiple platforms. If I cannot manage to do this, I'm worried I'll be constantly spinning my wheels trying to continually update across 3-4 platforms.

I am a beginner but just want to make sure that I have a CRM that can grow with me as I enter into each core marketing strategy over time rather than having to redo my entire CRM setup every time I expand into a new marketing strategy.

If you have a system of softwares you also recommend for integration from the other end, I'd also be thrilled to hear it (eg. Mojo Dialer, Lead Sherpa, a mailing service). Looking for great softwares that play nice in the sandbox with a CRM etc
