Isn't it a better move to try to track the owner before the tax sale? I've seen bidding wars start when the owner isn't located, and you end up out the property as well as the time you put into the deal.

And, given the property address, research companies should be able to get the deed information without going to the physical office. Our service gets the owner info, the property description and the best possible way to make contact with the home owner as a lot of them are skittish about contact with people.

How do you plan on doing your research regarding the best potential address to which the mailers are sent (you don't have to name any proprietary software)? In our experience with pre-foreclosure lists, it has often gotten to the point where people have given up on the residence and moved to an alternate living situation (apartment, relative...etc). Unless they have left a forwarding address, something people in financial trouble do not often like to do, you end up eating the postage and the message never makes it to the person you can help. This leaves you with a scattershot approach, if you are really hitting bulk numbers for the mailing.
