:D Hi BP,

I took a break from studying and decided to watch some of the olympic games on cnbc and the funniest sport came on; Women Power-Walking. To me, those women are literally walking like they really have this bad urge to urinate. It was my first time watching this sport and i couldn't keep a straight face if my life depended on it. Have any of you seen this sport before? :lol:

Yes it makes sense. Thanks alot Dan.. I still have alot to learn now that you've mentioned "entrance and exit strategies". And Jeff, I should've thought about the "buy and hold" strategy becuase I'd just read on it a week ago, it makes alot of sense. By the way, how do I get an analyzation graph like the one your using?

I'm getting pumped up and ready to start marketing for wholesale deals but I have a couple of questions that I wanted to ask the season vets here on BP:

1. How do I find owners that own homes for more than 10yrs?

2. How do I find abstentee ownership?

3. How do I find free and clear ownership?

Damien, Mike and Jason, Thanks for the clarification. I got it now, I think the term "agreement" is used to make the seller a little more comfortable instead of using the word "contract" that will probably spook them.

Is there anywhere on BP to read about how to rephrasing your words when negotiating with a seller?

Hello BP world,

I was reading a blog earlier about a new technique and it mentioned purchase agreement and contracts. The blog states to always use an agreement, never a contract. What are the differences?

Thanks Jason, I got it. Gongrats to you on that deal. Lease option seems pretty interesting. I'm going to do some research to learn more about this type of transaction, but I'm guessing it doesn't go well with foreclosures, right?

:cry: My biggest road blocks from getting stated are as follow:

1. Not enough knowledge

2. Not too sure about the market condition.

3. I would start off by doing wholesaling but it doesn't seem like
investors are buying right now. Especially in South Florida
where properties are being abandoned 1 out of 3 houses. No one's picking them
up.

[b], Rentals:

1. Don't have enough funds to acquire and upgrade
any rental unit.

2. Very limited knowledge in Real Estate Financing.

3. The fear, fear of tennant problems, vacancies, and cost of
repairs :cry:
