Listed a vacant property on Zillow this morning and found a fake listing on Facebook Marketplace a few hours later.  Guy was from Peru listing my property on Facebook.  Any protections you are taking to prevent?

Thanks, Joe

I am weighing the benefits between a cash out refi on my primary and a conventional loan.

I understand there is more risk attaching my primary to my investments.  However, I would benefit from the refi rate on both assets.

If I pull 100k cash out and invest in my rental, how do the taxes work?  Does the principle and interest deduction get split between my primary and  rental property?

    Thanks, Joe

If you told a lender the investment home you were buying was going to be your primary residence and simply didnt move in afterward, what could they do?

I successfully purchased a home through our county sheriff auction.  However, I am curious how the professional bidders have the ability to bid on multiple homes.

In order to bid on a home in the auction, the process involves securing a cashiers check in the amount of the starting bid.  You dont know the starting bid price until 1 hr prior to auction, so run to the bank and get the check for that exact amount, return to court house and bid on that house.  (if i fail on this home, thats it.  I cant bid another home after that because all my funds were allocated for that check/bid)

I noticed some of the bidders that bought multiple homes, had stacks of checks.  (more than the number of homes being auctioned that day)  Aside from having a large bank roll to support this type of bidding, are there others ways to secure these checks?  Are these check adjustable on the fly?  Or, do they just make an agreement with a lender, get all the checks printed, then agree to only use $$?

Looking for advice or Michigan based attorney to help structure land contract for multiple properties.

    1. We own the houses with Deed in hand (no banks)
    2. Default on one property would void LC for entire bundle.

We have settled on 15% down.  We are trying to determine if 15% (35k+) is enough to protect us in the case the buyer defaults within 1-2yrs.  What is the timeline/cost to repossess the properties through court?

Unfortunately, our title company search didn't discover the water bill attached to the taxes during their search.  The city is not making it easy by not divulging this info to the title company.

Just curious what our options are at this point.  The title company is supposed to protect against this situation.  Do they have any legal obligation to items they overlooked?

We have bought two houses over the last year that have had delinquent water bills rolled into our next city tax cycle.  Just curious if anyone has experience recovering this cost from the title company or have suggestions on preventing?

    Thanks, Joe
