I suppose that the equity cannot be resold and have gains deferred, since corporate is not part of the 1031 guidelines, I believe. 

Logically then, if I wanted to defer taxes on the most amount possible, then I would structure that payments be in the form of rents, or percentage rents.

I manage a warehouse property that is owned TIC between an LLC that I manage and own membership interest of, and a personal 1031 exchange.

During the course of leasing up the property, we have been approached to have a new tenant sign a lease, in exchange for an investment in the equipment and property's build (and probably working capital), which would give us about 50% preferred of the business. 

We would need to take out a mortgage against the property to make the investment. 

Could this new equity interest be attached to a 1031 exchange, allowing me to defer the total value from the property and the equity if I sell it, and possibly defer again? 

Interested in your thoughts on the situation.

Need to close within 10 days.

Acquired property for $1.5m in November 2017, all cash, currently owned free and clear.

Currently rented for $10,833/month.

The property is a 150,000 sqft warehouse located near Pittsburgh, Pennsylvania.

Borrower has close to 800 credit score.

We have a few portfolios of properties for sale, multiple states.

Most of the properties are a part of some portfolio.

We are trying to sell the entire portfolio, or individual ones.

Hopefully someone has gone through the marketing process for a rental portfolio and can shed some light.

For now, my plan is to do online marketing (adwords, facebook, bigger pockets). Inform each of our agents and managers about the availability of the bulk sale. Contact local and international companies that deal with turnkey US single family homes (like in China, Israel, Canada, etc).

Lease ends March 2018. Turnkey rental property.

Current tenant is 6 months into a 2 year lease, lease ends May 2019.

Currently rented below market, as the existing tenant is a family occupying both units.

Great New Englander located on Corner lot, with large two story barn. It is a legal 2 family unit or can be a great single with in-law. Has updated kitchen on lower level with nice center island with Granite Counter top, hardwood floors in dining and living area. 2nd Floor has kitchen living room and 2 bedrooms. This home is being sold "AS IS".

What would be the best ways to market a NNN property that would be a great candidate for a 1031 exchange? We can be patient and work with a buyer as they complete the other half of the exchange.

On Tuesday, March 14, we are inviting the real estate development firm BBG - Binestock Ben-Ezer to present their plans for a 60 unit mixed use real estate development, located in in the Jaffa Port in Tel Aviv. Asking price is $800,000.

I have local and nationwide lenders ready to lend to local and out of state buyers. This would be a great opportunity for someone conducting a 1031 exchange with at least $200,000 cash in hand.

Here is the breakdown for your cash on cash at the asking price.

With 25% down = $200,000 down payment.

Assuming 5.5% interest only, payments are $33,000/year.

$65,794 - $33,000 = $32,794

$32,794/$200,000 = 16% Cash on Cash in the first year

Rents go up by 2.5% per year. Two 5-year options remain, three options have been used already.

RBS Citizens Bank is a public credit rated bank. I have this tenant's leases going back to 2006. Prior to 2006, this branch was Charter One Bank from at least 1994, and we believe there has been a bank here since it was first constructed in the 1950s. Recently renovated in 2011.

For full disclosure, the main downside to underwrite the risk of this property is that the demographics of East Toledo, Ohio indicate above average crime and vacancy rates. With that said, this is a location that is likely to stay for many years and continue to pay its below market rents.
