Thank you so much! I have looked in the 19th ward, I don't know the area too well, what streets do you suggest over there. The houses seem very affordable. Also how much do you charge per room furnished or unfurnished and do you include utilities?

I have all inclusive pricing at $500 per month for my furnished rooms.my rooms are on the smaller side as well ( 10 x10), so this is good pricing for me.  I charge $50 extra per month for leases shorter than 1 year ( 2 people have done this so far I'm my 1 year of house hacking). I control the thermostat and got central AC added to help keep costs down since I include utilities. 

in the ward I suggest looking around the area where the university shuttle goes. Students living there usually do so because of the shuttle service. So stick to the area southern area of the 19th ward- around brooks, Genesee street, Genesee park blvd, and Scottsville road. There is an area in PLEX on the other side of Genesee street where students live as well, around Barton and on Plymouth ( the Riverview dorm is over there) 

Do you think asking 600-700 a month per room in highland park would be too much? It would include W/D, utilities, parking and light furnishing?

For a 3 bedroom you could probably push $600 a room and being lightly furnished like Alyssa said will be more appealing to college students. If you went 5 bedroom you may be able to get $500 a room but harder of course to keep filled where 3 bedrooms usually get rented pretty fast. Thank you for the advice! When renting do you think including utilities would be good with the 600$ price range or split them among the renters? I was hoping to get closer to 700 maybe 680 a month if I furnish it lightly, included utilities, parking and washer/ dryer. What do you think?

Currently 3 bedrooms I am looking to convert the basement to make 2 more bedrooms and possible add another bathroom in the basement currently there is two in the house. It is 1 mile to strong hospital or Highland hospital.

Hello everyone, I currently live in the highland park area near strong hospital. I was planning on renting out some rooms in my house to students / residents / nurses, etc. Does anyone have tips or advice from doing this. I was going to do an all in price per room including utilities and wifi. Aiming for 500-700$ per room. Let me know what you think I appreciate any advice!
