I am a new investor from Colorado. Despite success with a couple of deals my wife and I have decided to invest out of state. With a little research and having a reliable friend in the area we decided to invest in buy and hold properties in Kansas City. We are looking to build a team out there so if anyone could refer a contractor and/or handyman, a real estate attorney, a real estate agent, property managers, or a portfolio lender all with experience working with investors.

Plus any advice on the market would be greatly appreciated.

I am selling a house by owner in Salida, Colorado and have offered seller financing. I have never done it before. How do I go about it? Would I go through a real estate attorney or a title company or both and what roles do they play? Also are there closing cost involved with it? Any input helps. Thanks

I have been researching real estate investing for some time now. I am looking at markets in Colorado to wholesale in order to build up a reserve and repair my credit before expanding my buy-and-hold property portfolio. I have had some formal training in money markets and one thing they pushed was protecting your capital with risk management.

When I start to buy properties what should I look for in the market? What are some strategies I could use to protect my investments not only from legal and environmental events but from market fluctuation and retracements? And what is a safe amount to leverage but still grow my portfolio quickly?

I have been doing some research and even called a realtor friend. Despite getting answers I don’t have what I feel is a strong feeling to what a cap rate is and how it applies to real estate and analyzing deals.
