Post: Advice on Investing in Opportunity Zone Fund

We recently sold a rental property and opted not to do a 1031 exchange as we did not want to re-invest all of the proceeds in real estate so now I'm looking into opportunity zone funds to re-invest just the gain portion.  Anyone have any advice on what to look for / watch out for in researching opportunity zone funds to invest in?  We're considering starting our own fund as well as there are opportunity zones very close to us so any lessons learned in starting your own funds would be appreciated too!  Mahalo!

Any recommendations would be appreciated, if you can let me know if you've actually hired them before and/or if you're a property manager yourself.  Thanks in advance!!
