Areas in South Florida such as Miami, Kissimmee, or Homestead Florida are all great places to start looking. Here in South Florida pretty much every other city has a great rental market. The further South you go the more populated it gets therefore anywhere under Orlando you look would provide for a great location. Crime is pretty much spread out there are pockets that are higher than others but that is something you would have to check city by city.

There is definatley a great market in Florida especially Central Florida. There is a common minsconception about the income levels in Florida. Many pocket communities are in the lower bracket making affordable housing a hot spot! In addition, there are may tourist attractions from the beach to theme parks so rental housing and summer vacation homes make for great investment properties. The housing market is on the lower end right now and properties are going for great prices.

All in all investing or wholesaling is what you make it and it pays off by the amount of work you put into it. I have seen people make 5k in a year to millions so it all depends on how much work you put into it. To get your feet wet you can start in your current market and branch out into the Florida market aftewards.

I say just start networking with other Florida investors and research the market. Never underestimate the power of Google!

Yes she did! I listened to it yesterday I think the guys name was Michael he closed 7 deals in 4 months and is a newbie to the business. Great story and very motivational!

Yes I have worked with HUD before and they do require you to have heat in South Florida. Aly is right in that it does get pretty cold here at times, no snow, but cold enough to need a heater. For a section 8 rental you might want to look into just putting in a wall unit instead of equipping the whole unit with central AC. They work well for the colder days and will satisfy HUD.

Hello Everyone!

I'm hailing from Sunny South Florida and ran across this site about a week ago thanks to Stephanie Davis's Blog! I'm new to investing and am in the process of building my buyers list and seeking out potential deals. Like most people I have been doing my research and feel a little cautions about completing my first deal. But you can't get your feet wet without stepping in the water so here I go! Its a pleasure to meet all of you and I hope I can make some meaningful contributions to this site!

If you are rehabbing the property yourself then yes you would be picking out all of that stuff yourself. I know some associates of mine who have hired a team to do that sort of thing but it all depends on the type of money you want to spend and how quickly you need it done. I would say you should first determine what you want to use the property for (ie. rental, resell, etc...) and that should give you a better direction on what to purchase. That and what your budget is.
