Just to keep the conversation going and to argue both sides (not personally having taking a position because i am really thinking about this) 1. Why are there some police or security / staff at events etc undercover and some that are not?  Just the mere sight of some officers calm people in my experience. 

Im not asking if one should try to impersonate a police to be very clear and I do understand that I can call the police and we do call the constables in our county all the time during evictions. 

Other Side Argument: How many times have y'all personally experienced?, not online post of someone getting shot first somewhere during a robby because he or she was opening carrying and they where not the original target?

i guess the question i ask is making someone notice your weapon and maybe making them feel a certain way about it more important then displaying a hard(er) target?

I asked a convicted murder this question and he said that "I'd rather attack or kick door (break into a house) that is easier. You can get(assault) anybody or get into any house but i'm robin' cause i want it easy the" .

thank you to everyone for there comments especially with members that have full time experience in these matter!

im just sharing my thoughts not taking a particular side listing to both sides thinking about these ideas during my day. For example I recently thought about this post question while witnessing a recently deceased tenant daughter threaten to kill her sister if she did not allow her to take her mothers Elvis memorabilia. just for the record i love Elvis!

Out of the 108 sf doors we manage we have repaired over half of that. So much the broker hired a in house foundation tech. When it comes to p&b some homes have cedar post and some have concrete piers. Get the deal under contract with a 100 option. You'r not going to ask the seller to repair the foundation you always must practice due your due diligence and know whats it going to cost you before moving forward. Last thing whomever you get to repair the foundation make sure your fixed cost includes engineering report. We have had piers fail on one side of the home due to bad drainage. Engineer approve 8 piers with additional engineered metal shims, gave us the report and we moved on. Hope this helps...

@Nathan Gesner Could you (by law) would you allow or deny an employee or agent to carry concealed or open? Iam just wondering we had a potential agent ask us.....thanks in advance.

I am an advocate of "its better to have it and not need it then to need it and not have it" I do know some people don't feel comfortable with open carry. I have heard the argument it is safer for some people to draw and protect themselves while open carry. Just wanted to get others opinion.

@Daniel Lynch 2 Things that I think need to be address. 1. Whether paying a portion of expenses are fair or not. 2. Do you feel comfortable asking for payment. #1 Totally fair her paying a portion. #2 My first couple of business and rental properties I did not fill comfortable negotiations, I would tell client/customers "i need to check with my private partner". It helps with you feeling comfortable with not being the "bad guy". You might have a partner or a separate account for your "future partner or your reserve account" If you do feel comfortable telling her, reserves accounts is mandatory.

Last thing I would look into Air B and B for the other side of the Duplex and maybe even one of the rooms on your side.  if you area allows it......hope this helps....

i have seen property values literally double in one year. i see first hand that inflation/rent rates/cost of living increases faster then minimal wage. Home owners that are retired or on a fixed income simply cant afford the taxes and forced to sale. Or the owners get a 65+ home owner exemption and then when they die and the family cant afford to pay taxes due.

i feel bad and fortunate at the same time to be in a position to help those who are effected by it, by proving low income housing and to make sure everyone we rent to has a safe and clean place to live.

@Evan Parker please let me know what alternatives you come up with and if I can help in future with it. I believe in balance......

I work at brokerage were my broker gave a tenant a home after she had been living there for years and paid it off. Most investors understand that TERMS on ONE deal should not make or break you if you have enough deals in your funnel. Helping others and helping yourself should not be mutually exclusive. But its ok that everyone does not agree here. (it makes my life easier when we bid against each other and making a personal connection with sellers, renters, clients in general.) So please sincerely keep it up!

2 factors to keep in mind. 1. 30 years She paid the house off. 2. Hopefully, some of us or our family life to be 102 and would hope for the kindness, karma, golden rule, etc. to be shown to us. If you have to justify to a partner what is the benefits of keeping her. I guess u could call the local reporter's and get pr from how nice and good you the investor is doing in the community....
