Hi Darlene. You said "

the tenants are going to be asked to contribute to the water bill". Does the tenants has signed contract with you? I dont know which state you are in, but here in AZ to make any change in already signed contract I have to wait until the end of contract.

I would ask when was the major appliances , roof and so change/ service

I have been a landlady for about 10 years. I also hold a normal work hours job from Monday to Friday. I never let my guard down or let my heart get involved, but I did with this young couple. They came in for the interview and I always ask if there is anything in the credit report that will show negative to then. They said no. Left, just to return and stated that they had a problem when they were young with the police smoking . Let move forward, they signed a 2 year agreement, on the first year never late. Then as they rolled to the second year  first month paid  then 2nd no payment was made , the wife said she moved out, I said you are legal bonded by the agreement , he said his account was hacked and his checking account blocked (7/1) ,  said to him to go to banking center to resolve the issue. He did not go, 7/7 still no payment I filled for eviction, court day 7/21, 7/10 received text if I continue to press for payment he will said there is mold on apartment and I will spend money and he will leave there for free" he knows how things go".  He paid the rent few hours before the court meeting. Since a mold notice was received I had to hire a specialize company to do the inspection which will be done tomorrow. They accused me of all names, I offer they can leave as they are not happy with me as landlord. They said no. I see a lot problem come to my way....

And, it's perfectly fair to say, "I had a tenant pay in full upfront because of X, Y, and Z. That tenant never gave me a problem, and I enjoyed the rent in full upfront, and they still live there problem free today several (more than 1) years later)." They were moving from on state to the other , booth of then had filled for bankruptcy. I took a risk , but the contract was written to details to cover me. They lived in our home for two years, without not problem. They left as they purchase a home in LV.  Best tenants ever....
