Hey BP family!

I just finished renovating the lower part of my house and am getting a few things aligned before putting it in the market for rent.

I wanted to know if anyone could share advice on the best way/system to handle any maintenance issues, or any other tenant issues I may be overlooking.

I’ve heard good things about Cozy as a landlord app, so that’s what I’m set up with at the moment and am planning on using the app to communicate with tenants.

What sort of systems do you have in place to deal with/communicate potential tenant issues/requests?

Any advice, suggestions, or recommendations are greatly appreciated!

I own a SFH in San Francisco, and just finished refinancing to get a lower rate. I want to purchase another property (SFH w/in-law, or ADU) and would like to find out how much I can get approved for, but wanted to know if there is a wait period before applying for another loan.

I’ve been told by one of the banks I work with that 6 months is a good amount of time to wait before applying for another loan. And that my credit score could be negatively impacted if I apply for another loan right after closing on one. I feel that the market is stabilizing a bit in certain pockets in my area and would like to take advantage of potential properties on/off market selling for reasonable prices.

Looking for any advice, or knowledge on multiple mortgage loans, or if anybody has been through a similar scenario, I would love to hear about your experience and advice!

Hey BP,

I'm interested in buying a 3ba/3ba SFH with a permitted in-law unit in the basement. The property is in San Francisco and the top floor is occupied. The price for the house is fairly low ($800k) considering the house is in SF. The area is ok and is getting better. Not sure how to approach this being that there is already a tenant occupying the top floor paying low rent ($1500) for the area.

Any advice on how to approach this?

Have a 2-story home and considering AirBnB’ing the lower portion of my house to house-hack versus finding a long-term renter. Any pros/cons, tip, advice for AirBnb vs long-term rentals? I live in San Francisco. Thanks!
