So I've finally found a 4 unit in my area that I would like. I would live in one unit and rent 3. It is priced at 440k. I feel 400-420 will be sale price. The 3 rents will pay mortgage and taxes. And water garbage. My ideal situation since I can practically live for free. Now the hard part...financing! So since I sold my business 2 months ago I won't have very relavent income to show. Who can help me get this deal done smoothly. Hate to put in so much time w paperwork to not get this!

does anyone have anything to share on the idea of purchasing online such as Auction.com? considered it but it seems there are so many unknowns that it makes me extra nervous compared to having an agent help me find reo property. 

any advice or experiences would be appreciated.

im looking to invest in multi unit property. I continue to search around my area which is chicagoland suburbs. At the same time i see extremely low priced duplexes in milwaukee wisconsin. Yes i know some are in tough neighborhoods but some arent all that bad. They all would produce much better cash flow than things in my area...possibly 1300/mo in rents for 30k properties. Anyone have thoughts on these properties? And no i am not very concerned with appreciation. Thanks for your thoughts
