Hi All,

I have a template of a few question I should have when interviewing brokerages. Could use some advice or additional questions I should ask. I plan to be a investor agent I got my license to be able to assist sellers when not able to wholesale properties and to provide more value.

Baltimore 21212 Property 

Seller is motivated to sell because she doesn't want 2 mortgages has family member there but not getting a profit. 

ARV= 167,767 (I used Propstream for Comps kinda iffy because the home is 3bd 1.5 bath comps I've found are 3/2 and not within 10 years of house built in 1985)

Repairs- I've estimated to be 16,200 using sq footage 1080 x $15 for moderate repairs she hasnt lived in the house since 2011 

Seller has mortgage balance of $93,852

I've adjusted my profit to 5k to cover mortgage however using a offer calculator these were the numbers I got:

first offer 76,990 second 81,801 max 96,237

Besides offering the seller a cash offer which with the first two offers wont help her any what other options should I present to this seller? Or should I just move on because Im not offering any real help?

@Marisa Aceves thanks for the post! With a ton of info and YouTube and posts read daily it cld get quite overwhelming. My idea was to start by reverse wholesaling. A buyer recently brought and flipped a house on my block I was able to find his/her info via public records sites. All of them have his/her LLC name and a home address but no name. I was thinking to mail this person a letter to ask about potentially adding to my buyers list and speaking to them further about his/her criteria. What do U think about this ... is it to invasive? I mean technically I’d be DM potential sellers so Cnt be too bad right? Thanks for your response!

Hello All, I’m not really active on BP when it comes to posting but I soak up a ton of knowledge DAILY. My plan is to get started by Wholesaling learn as much as I can build relationships and earn a bit of cash for other long term investing. The reverse wholesaling concept makes a bit more sense to me so with that being said I’m beginning my search for buyers to contact and get their buyer criteria. DIstressed house on my block was recently brought and flipped. Using Zillow there was a LLC listed as the buyer & SDAT has the home address. Even when I look up that home address the name has been “withheld by their request” so that leaves out skiptracing and contacting the buyer directly by cold caLLING. I was going to write a letter stating the obvious “ wholesaler in the area and writing to inquire about whether I cld add him/her to my buyers list and if we cld speak further about their buyer criteria”. Good idea or no? Is this too invasive? Thanks for your response/s Renae

(Apologies for the slightly long post)

Hello Everyone, 

I've been on BiggerPockets for over a year on and off and have found it to be a great resource. I find myself getting stuck in that "analysis paralysis" stage often until eventually I get overwhelmed and lose interest..only to find myself right back! I cant necessarily say that it is a "passion" because I haven't done anything but there is something that constantly nags at me about real estate in its ability to provide financial freedom and living life on my own terms which is my goal. I've recently read some blog posts and listened to some podcasts and had some questions/ideas and wanted to get some feedback from successful investors.

Yesterdays podcast talked about being a Introvert in the industry/ as a landlord, this piqued my interest because Iam 100% an Introvert and talking to customers  is such a daunting task for me sometime. If you consider yourself an Introvert what has your experience been and how do you use this as an advantage? Is using a property manager a great way to avoid constant communication? 

In a blog post I read if you dont have any reserves to invest in SFH with the buy and hold strategy you should avoid this and perhaps begin with wholesaling or some other real estate job..thoughts?

What kind of leverage could be used if I wanted to purchase my own home and a rental property in the same year? (Besides house hacking)  Would you recommend doing this or is it too much hassle? 

Any ideas/insights welcomed. Just looking for some ideas to get started.
