We did a conventional loan... I haven't figured out the creative financing yet. I"m sure that will come.

Well after many months studying REI, we took the plunge with a 6 plex. It is 3 small duplexes on a lot. Cash flows well, $1200/month (at least for first attempt). Pretty exciting!

We have also put in another offer a small single family and it has been accepted. 

Would like to find a flipper yet this fall to keep the ball rolling. 

Off and running ....

Hi Jared, we are in the final stages of buying our first property, which is a a group of three duplexes. We are purchasing from a investor that is downsizing after her husband died. Got it before it hit the MLS, full occupancy and cashflows very nicely. We had been reseaching going into REI for about a year, have set up our LLC and taking the leap....

My wife and I have been studying getting into Real Estate for about 6 months and we are ready to get started. Have bank financing ready to go and LLC in place. I have been reading as much as I can but really have found the forums on this site awesome. At this point Im really looking for advice on best financing options so that I don't tap out all my available cash. Most looking into Buy/Hold but not opposed to flipping to generate extra capital.
