As far as "crashes" I would agree, once in a lifetime. I think you are talking about corrections though.

Keep your eyes on the T Bills....everything will follow that thermometer. Usually every 7-10 years you see corrections....much more noticeable in the sun belt, but really anywhere there is rampant speculation.

Have them tested. Would run $200-300 for your piece of mind.

Plus condos are the first hit by a market downturn...and the last to recover.

My concern with condos is two-fold. Difficult to view and homeowner's association problems i.e. condo fees high and associations going belly-up.

To answer your questions my current investment strategy is via lease/purchase and subject to. I did just pay cash for a house, but will quickly turn this to recoup investment funds. I plan on flipping some and holding some. I'm currently living just south of Erie, PA now.

Hi All,
Jerry from the shores of Lake Erie. Just wanted to introduce myself. I have done some "conventional" investing and am looking forward to a more creative approach. I currently have a great mentor...and he's young enough to be my son...karumba. In any event, the kid is brilliant and I can put my ego on the shelf for as long as he's willing to put up with me.

We actually make a great team as I'm throwing a whole bunch of deals into our partnership and he's teaching me how to put them together successfully. Each time I learn what I need to put different scenarios together. Ultimate Win-Win.

Looking to invest out-of-state (Sun-Belt) and any advice would be appreciated. Focused on lease/purchase and subject to investing right now.
