Thanks for the reply. Yes 2020 has been an eye opening year for me. I didn't have my "Why" before when going out and socalizing in the area...but this year has given me many reasons to go for every single goal I come up with. I started to pop in at different events back before the 'rona. I'm ready to step back out and meet some people. Since youre from the area, any chance you've been to a Trevor Fong Mix and Mingle event? I remember bumping into alot of real estate folks at the last event. Thanks for the encouragement!

As for markets, I may be able to at least help narrow them down. I created a Google Sheet with every market on the BP sub-forums (or at least as close to those markets as I was able to pick) listing their price to rent ratio (AKA gross rent multiplier) and median home price from Zillow data. I found those two to be the easiest way to eliminate markets for me. I also wanted to list their population growth/decline since 2010 and a longer form evaluation of their economies. I may get around to that later when I'm closer to taking the out of home market plunge.

Hey everyone 

Newbie out of Sacramento, CA ready to get into real estate! I'm a proud Nurse, but Covid has me rethinking a few thingsssss...let me just be honest. :)  But real estate has always been my, secret, second love. I'm ready to dive in. But even after watching podcasts and listening to audio books and books and books, for weeks, Im still stuck at "well what now?" 

well now I'm going to move through the forums and see who I can meet :) To be honest this is my introverted dream, being able to "meetup" online first. So I'm going to just put a general "Heyyyyyy" out there and see what happens. My main goal is to master the BRRRR method. I imagine I will be investing long distance, and excited about creating a team. My goal of course is to be financially free and to hop in the hospital only on days I feel like it. Hope everyone is taking care of themselves out there! Lets chat!
