Has anyone heard of a course sold by an attorney that talks about judgment liens recorded on property?

Collateral values should be checked especially on the non performing notes.  If there is no equity in the deal, it should be considered unsecured debt.  The advertised collateral values are often way off reality.

The individuals who purchase properties at foreclosure auctions might be a good place to start.  I believe that is public information if you know where to look.

Does anyone know of any current books on note investing?  I have read books by Eddie Speed and Jimmy Napier but haven't really found any current books on note investing.  Any help would be appreciated.  Thank you.

I was wondering if people would share what institutions or hedge funds will sell notes or whole loans to an llc?  I am looking to purchase notes.

Me and a few of my associates are constantly looking to purchase notes in Minnesota.  1st position, 2nd position, performing, nonperforming, distressed, toxic debt from Minnesota is of interest to us.

Notes, Whole Loans, Deeds of Trust, Trust Deeds, Mortgages, whatever you want to call them, if they are originated with a borrower living in Minnesota MN please let me know.

We are also interested in unsecured 2nd notes. 2nd liens, 1st liens, HOA liens, and judgments filed against property in the state of Minnesota MN are also interest to us for purchase.

The paper, notes, loans secured by Industrial Property, Residential, Single Family, Commercial, Multi Family, Land are deals we would love to look at.

If you are able, obtain the income tax returns straight from the IRS to verify the P&L is accurate.  The seller will have to authorize you to do that with an IRS form.

Where I come from you can determine the status of the property tax payments via county websites.  It doesn't exactly tell you if the 1st position note is current but if property taxes are delinquent, the higher the probability of the note being delinquent in my opinion.
