I just had to turn a unit that had a 9 year heavy smoker and thought we would never get rid of the smell. I also highly recommend Kilz before painting (depending on how bad we are talking a second coat may be needed). We did a top to bottom multi-coat paint including doors and ceiling but this unit was a beast and the smell permeated through the drywall and every porous surface so we brought out the big guns. 

We contacted our carpet cleaning company and rented a commercial OZONE machine for 5 days. We opened all cabinets and removed all outlet covers, door handles and fixtures as well as put two floor fans on high to circulate the air flow (also leave the fan running on the ac). That smell is HISTORY! I have tested multiple people who were unfamiliar with the unit's history and not one person was able to pick up any even trace of nicotine smell. I thought this unit would have to have all drywall torn out and replaced to be rid of the smell but in the end, a $240 rental and some floor fans saved the day in ways I couldn't even believe was possible.

I would highly recommended reading the most recent executive order going over the current state of evictions and dealing with issues relating to non-payment.

I was hoping to find someone who has experience in house hacking or renting out duplex's to pick their brain. We are getting closer to being able to land our first deal and would love to be able to find a local person who has experience and doesn't mind sharing some ideas.

That was perfectly written and I will absolutely check out that book! I am currently reading the Ultimate Beginners Guide and will add the one you mentioned to my next in line!

In your experience, did you find you had better luck with the bank you were already with?

We are informing all residents if we have a confirmed case but obviously not disclosing any information about the individual. We are asking the resident who tested positive questions such as "Have you been in contact with any other resident, if so we strongly recommend reaching out and letting them know" "Have you recently been in any common areas?"

We also make sure we tell the resident to follow the CDC guidelines for self quarantine.

Here is an example of what we are sending out to all residents should we have a confirmed case:

We would like to make you aware that a resident in our community tested positive for coronavirus (COVID-19). Due to privacy laws, we cannot divulge the resident’s identity or apartment location but we feel it is important to keep you informed. We would like you to know the following:

  • The resident will be in self-quarantine for the 14-day period and is currently not exhibiting any symptoms.
  • The resident shared that they have not had any contact with other residents in the community.
  • They have also shared that they have not been within the amenities or office area for the past week.
  • Our team will continue disinfecting hard surfaces in common hallways in our building several times a day as part of the effort to prevent the spread of the virus, per the CDC’s guidelines.

Hi Everyone!

My wife and I are property managers looking to get into investing and decided we want to start our journey house hacking a duplex or triplex. We are very secure in our jobs and finances with everything going on and want to be ready to buy should we find a property, so my question is where should we start with loans?

Since we are first time home buyers and will be living in one of the units, how should we start the pre-approval process and what are somethings we should keep an eye out for?

1) Call surrounding tenants and ask if they have had any issues with noise complaints or something that would justify a "warning". Good possibility there are other violations occurring that might be easier to catch/prove.

2) Give notice but schedule a preventative maintenance reason to enter the apartment (smoke detector check, air filters, leak check, etc). Keep an eye out for suspicious activity in the unit/smells.

If all else fails, send out a notice to all units reminding everyone of rules of lease regarding visitors/illegal activities and violation can result in lease termination. Hopefully they will get the hint you are on to them, or cause other tenants to speak up if they have noticed anything going on.
