Post: Ethics of Home Inspector Selling A House Pre-Inspected?

Hi, I am thinking of selling my house with a home inspection report included uppon offer. Is this a good idea? Also, I am a Certified Home Inspector, and I am curious what people's thoughts on the ethics involved with this would be?

Any thoughts or advice would be greatly appreciated.

Ya, that was before my time. Those army housing are not really selling these days. I was looking in st. boniface or old st vital areas as thats where i currently rent. Theres also a potential deal in fort garry and its being sold by family so i may consider that. We are looking to buy our first house and do a live in and flip for a couple years, but i really want to get another house right away for an investment. Not sure if i want anything to do with the north of portage, although the houses are cheap.

Is it possible/wise to get another mortgage right away? Or are there other methods do this?

I am very eager to start out on my real estate investing path/dream. I have about $10,000 to work with and i want to leverage that money (although its not much) as best as possible. I live in winnipeg, canada and so the house prices arent as ideal as one would hope for buying property. What is the best way to leverage that money? I have been pre-approved for up to a 275,000 mortgage but that would tap out my income from my full time job...I'm thinking more along the lines of 200,000-230,000 depending on if i can buy something i can live-in and rent. Any advice would be greatly appreciated. I have thought about hard lenders as i have some family members with a bit of extra money. Not sure if i want a partnership though.. Thanks in advance!

I would avoid buying a house with a wood foundation. They are only rated to last 20-40 years. if it is newer there is a chance that more extensive waterproofing measures were taken, but it won't last forever regardless. Too many complications can arise (insect damage, rot, leakage, shifting off footing, and ultimately collapse if not consistently monitored and inspected) DO NOT buy the house without getting a proper inspection done on it first. And dont expect a good ROI.

It could be numerous things. Check the plug if the wires are exposed and touching other wires/the electrical box. It could be the breaker as well (out dated, faulty, corroded connections) I would start with checking those things as well as determining what else is on that breaker to see if it is overloaded. Generally speaking there should be no more than 6-8 plugs/lights on one breaker. Microwaves, fridges, and dryers should ALWAYS have their own breaker.

I am looking to buy my first home with my girlfriend and we want it to be a positive first step into real estate investment. We have little cash on hand and thus cannot afford to buy an expensive property (in Winnipeg, Manitoba). Is it a better idea to buy a starter home and try to "live-in-flip" it or should we max out our finances to buy a duplex and live in one side while saving up for a second down payment to buy a house for us to live in? Any advice is greatly appreciated. Renting is definitely not an option anymore...
