I think you saw the exact sign I did. If your close to Norco. Google Nick Manfredi's club. Close to 91 and 15 freeway. Little far for me. But, the info was good. No selling. Karen's words are wise. Take your time.

Hey Patrick,
Drove around in Rialto today. On the same line as others commented. Overgrown grass, trash, obviously empty. Wrote about 30 addresses. Came home and used Realist. (I'm licensed) Maybe getting to know a local realtor would help. Find a way to be of value to them and they might take you on as an assistant. A lot of the properties I came across were owner occupied. Found a few that were rentals. I will send them short letter looking for any sign of motivation that would explain why the house looked run down. You might also want to write down phone numbers on "We Buy Houses" bandit signs. Give them a call. Add them to your potential buyer's list. Welcome to BP. I just joined yesterday.

Thank you Tevis. Thank you Karen. I've been to both clubs. Bobi and And Iris are just absolutely wonderful. I actually wholesaled my one deal with them. Shawn Watkins, Angel and Sara also run a great club. Either one would be great to check out. Tevis thank you for the encouragement. I actually drove neighborhoods in Rialto this morning. I was taking my sis home and she showed me some neighborhoods. My goal is to take action and then take some more action. Natasha what areas are you planning on investing in? I wrote the number down in Rialto of an investor who was looking for a student. Let me know.
