I'm not understanding which forms to use in which situations. Or which forms I will be using in general. I've found so many, but then I've also found that half of those aren't even used except under special circumstances.

Also, how much did you need to start up? I've read that nothing is needed, but I don't believe that. It seems you at least need to see an attorney before you can start, and goodness knows how much that can cost.

I'm new, and still trying to learn everything I can before I do my first deal.

My question is, where can I find information on contracts? I've seen a million different contracts online, and I'm overwhelmed! I don't understand all this "legalese". So where can I learn "legalese" so I may explain contracts to my buyers and sellers?

Also, where would I find a good contract to use? I live in the San Bernardino County, in CA.
