Hi! 

Like you said given the current demand for rentals, there is no problem showing while there are tenants still living in the property. While you most likely will get less applicants than if it was empty, you should still be getting enough application's to pick a well qualified one.

Hi Diane!

I'm sorry to hear that you're having to deal with this because of your realtor. If you think this is a rare deal and it will produce income for years, I would recommend investing in a new roof and paying the extra for interim vacant home insurance. If the risk of the new insurance not covering it is too much for you to handle financially, I recommend cutting your losses at $5k, instead of a potential $10k+ expense. Really comes down to your risk tolerance and if you're willing to deal with that potential headache.

I would look for realtors who invest in real estate themselves, or are apart of a team that is investor friendly. Agents who invest themselves or gear there business towards investors have more often than not faced these same issues themselves. You may have to interview multiple until you find someone who shares the same goals, and has similar experience working as or along side investors.
