@Tyler Kaye , I called the tax assesors office and they put me through to the litigations department (i think that what it was). I was given the most up to date tax information (~$55K + court costs and fees). I took a shot and asked if this was negotiable at all and I was laughed at. LOL. I decided to pass. With the repair work needed, I couldn't have come close to getting a good sales price or a good enough down payment for any other option.

@Kyle Oxford I was actually going to call the county and see if that was a typo or something. I'll probably do that first thing in the morning. Other than that, I think that I'm going to have to pass on the deal and maybe watch out for it at the tax sale (Although, I can't imagine that the taxes would be allowed to accumulate like this).

We will see.

Yay! I got my first call from a bandit sign.

Boo! Delinquent taxes are at least $54K

My (conservative) ARV estimate is about $77K

I haven't set the appointment yet, but the seller says it needs a new roof and some float and tape work in the dining room area.

I feel like these numbers are cutting it too close, to call this a deal.

Any advice would be appreciated.

I actually did a google search for a "free houston zip code map" and I got pretty decent results.
