Chad C. Ya actually that is one of the lower ones around here ive seen too. Ive seen one that was 900 for lot rent. Portland is trying to catch up with CA apparently lol

Hi Everyone, I am going to have 30k to invest on a live in flip property but I was thinking rather than putting that money straight into purchasing the property, I could purchase a mobile home in a 55+ community with the cash outright. I would then get a renter in there for 700 a month rent. I have already sourced the mobile home and researched rental comps so I know it will rent for that. So now i would have an income producing property owned outright worth 30k. My question is can I now get a heloc on the mobile home at 90% LTV and pull 27k out to put down on the original live in flip property ?? Thanks !!

Hi Karen! It's great that you are motivated to better your situation and I wish you the best of luck going forward. Lots of great advice being thrown at you that's why this site is so amazing! I just want to say congrats on kicking Diabete's butt! I'm sure that wasn't easy just like this commitment to REI isn't going to be easy either. Keep using that same dedication you showed with the diabetes on REI and you WILL succeed, no matter how many obstacles you have to overcome :)

Now for a little advice...

like some others have already suggested, finding a side hustle is a great way to build some extra income.  If you find a way to get paid doing something you already do for fun that is the best kind of side hustle to me ! You said you like photography so I did a quick google and found this article ( and there were many more) titled " Sell your photos online: 5 webites that pay $100 per image or more"

Check these out and maybe you can make some money off those amazing pictures you take!

Also, have you considered trying to find someone that has money but not enough time to invest, to partner up with on wholesaling ?  For example, you find someone that is willing to pay for a direct mail marketing campaign and then you can use your hours of on-call time to return phone calls and set up appointments to view houses.  How good are you on the phone? Do you think you would be good at meeting with Distressed sellers ?  Just a thought, there are plenty of investors out there ( like myself ) that are dying to get into investing, and have discretionary funds, but not enough time. Or in my case just get moved around too much to get something going locally.

Hey BP family ! This may be a shot in the dark because it's not directly about Investing but it does affect my future investing. My sister is an Interior Designer and has been working for someone else her whole career. She is now deciding to venture out on her own, and I am helping her start the business. Are there any other interior designers out there that have any advice as to the steps to starting the business as it pertains to licensing, and other legal aspects to be aware of ? She will be working out of her home office in Portland Oregon. Any help would be amazing , thanks !
