I am in the Houston area. I want to start wholesaling to raise capital so I can do some buy and holds for rentals. Any suggestions or warnings for this?

I am new to the real estate market. I am primarily interested in wholesale. As I get money and experience, I want to get into rental property. The first priority is to get out of my apartment and into a house.
