@Bryan Cavellier I always make mine better when I can. I can usually charge 5-10% more in rent. Plus they rent out quick. So it works for me.

@Amy W.Sounds like you’re making more money than you normally would so I don’t really see a problem. If they’re willing and able to pay the late fee every time take the extra money. Maybe put a new clause in the lease that states after so many days late there are harsher penalties. Other than that take the extra few hundred dollars a year in profit

I just completed my first flip (brrr). My renters are in place and I am in the middle of the refinance. So glad to be done! Now on to the next one. I had a little fun with the reveal of my hard work. I did 85% of the work myself.

@Alice K.  cash flow on these is anywhere from 180 to 350.  Tenants would all be screened with a credit score over 600. Some other tenants would be part of the county system has handicap tenants ( rent is paid by the county ). You would be amazed at the quality of property that I could buy in this market for 35 to 65,000.  I only plan to buy in the best neighborhoods.  I have talked to many lenders but they all want to group properties. It makes it hard to make offers on separate properties when I have to do this based upon grouping them all for funding. I'm looking to buy 5 turnkeys.then I'm going to start buying some to rehab and rent. The reason I can't go to 100,000 is because in that market the rent would have to be too high. Rents are generally between 350 and 700 in this market

Well I reached out to the BP community instead because I knew someone would have a working relationship with someone and it paid off. I now have a few lead to move forward with. And yes i have used credit cards to make somethings happen.
