And yes, this is a rural area.  15 miles out from a town of 50000.  Property is uninsured so most likely will have to go to an investor.  They dont seem to be in a hurry to sell it at all.

Yep, i want this house at about 50 and they keep countering at 74.  Its obviously not worth that.

Forget what you think you know about HUDs when the asset manager company gets changed.  I've got one in my area that has more than 80 DOM with no price reductions yet.  I would like to buy this house, but not at their price.  Never seen one sit this long without a price reduction.  Uggghh.   By the way, their counter offer has been about  87% of list.  Counter offer has not come down yet either.

Yes, I have gotten a good deal or two in the past with Hubzu.  The closing process was a real pain in the butt though.

well, the list price on the MLS was 74. I went to 66 and still didn't meet the reserve. But it did end with me being the high bidder (only one other bidder, and who knows, it could have been a Hubzu robo-bidder).

I've bought a few houses before through Hubzu, and I am currently bidding on one right now.  The auction ends in about 4 hours.  The reserve has not been met yet and someone is bidding against me.  Of course, I know that their "system" may be making fake bids until the reserve is met.  But what about this idea - what would stop a 7 year-old kid in BF Egypt from making bids on this house?  Really, they don't require a Realtor to bid, don't require any proof of funds to bid, don't require any credit card hold to bid, or anything.  Has anyone else got any thoughts on this?

Try saying, "My partners and I are looking to buy some houses in this area/neighborhood.  Who do you know that might want to sell?"

I am a Wealthy man.  I don't have a large net worth or a huge income, but I have enough to cover my needs and to live the life that I want, and I make it without a lot of stress.  I am Wealthy with great friends and family, great health, a strong faith, and the freedom to work less than the average American.  And I also get to work (for the most part) flexible hours and from flexible locations.  Just this past week I was able to hike and fish on Thursday afternoon while most Americans were in a cubicle and then fished most of the day Friday.
