Hi I have a good problem. Sold my property at a good price and looking for prospects. Property owned in Company name and need to 1031 to another in same name. so wondering if any of you had were in this situation and were you able to find lenders who would finance long term in company name. please share any thoughts.

Will check with a few insurance brokers, get a wind mitigation report and will also contact Tyler.

I think this may  be happening in many states. But I see that the insurance rates are going up. I am in Florida and that is the case for inland and properties in coastal areas. Personal home and rental properties . 

Trying to figure out the best way to mitigate this issue. Do you have the same issue and how did you solve this?

I can start contacting brokers and fill out so much paperwork but not sure if there is any other way ? Kindly share your thoughts and suggestions. 

Short term rental mgmt companies - having a bad experience with one. Have signed up with a popular company Vacasa but seems like their fees charged to guests are a ripoff and I myself would not rent with those high costs. 

Have any of you run into these issues?  How criteria did you use to switch Property Management companies? kindly share

Hi Raj I just signed up and not very happy with their performance including the exorbitant fees that they charge the guests.

Hi I am talking to property management companies to manage a property I own in central florida. 

One of them had a clause in their agreement that they get to keep the late fees. 

I thought that was pretty weird since they are in the business of collecting rent. wouldnt it be like rewarding for goal not achieved?

Hence was wondering. 

If you have any property management companies whom you could refer kindly share.

Hello Friends I have a CPA at this time who seems to be doing just the books. Not getting much advice on tax strategies. Feels like we have to come up with questions on any strategy as opposed to it coming from CPA. 

We own a couple of properties and have 4 entities . want to talk to a couple of tax strategist/cpas who can work with us.  Although it is money well spent  still dont want to break the bank either. 

Any referrals on CPAs/Tax strategists would be very much appreciated.
