$400k isn’t a bad starting point but there are many other considerations:

Reserves, Capex and lender requirements are the first that come to mind.

To get a non-recourse loan, you'll need to finance at least $1.0M which at a 80% LTV, would put your lower purchase limit at $1.25MM.

Reserves need to be between $250-385/unit.

Lenders typically want to see a net worth of the loan guarantor being equal to or greater than the purchase price of asset.

They will also want to see your post-close liquidity equal to >10% of loan balance. This doesn’t include reserves and capital outlays.

Property management is critical if you’re going to armchair quarterback the asset management.
