Hi

Bought a 2mil buidling last year with family members under a Limited Liability Co. and I am looking to sell "shares" of the LLC to another family member who wants in.

So 'cash out' a bit, if you will.

What are some issues with this?

Any special procedures that I need to go through other than just registering different shareholders for the company?

So how would one go about finding out if there is pending/potential litigation against a property?

What about the legal history of a property?

Lien is clean, title is clean.

Having a new guy come in and do an inspection on a potential purchase of a 10 unit apartment building with retail storefronts (including a restaurant). Building is close to 100 years old.

What would be critical in your checklist of things to look for and inspect thoroughly?

Have a ~1.8 mil property available at the heart of the chinatown in my metro area available for sale.

Looking at 7.29 cap with what I could conservatively imagine to be lower than usual vacancy rates for either the 10 units or 3 storefronts.

ETA: County gov. estimates Taxable Land Value ($) 450,000

Taxable Imps Value ($) 879,700

Taxable Total Value ($) 1,329,700

Location is what interests me the most regarding this deal.

Is it recommended to invest in something like this mixing retail and apartment units?

Any other thoughts?

That was my initial thinking as well.

But one of the big overriding factors for me is the idea that "....properties like this rarely come up for sale..."
