Thanks for the input. I'm coming to take all that you said in consideration.

Starting to get my team setup of buyers, closing attorney, and real estate agent. My question is how or what do I compensate my real estate agent with if she is able to refer me to properties. Should I offer a percentage of the profit or give her a referral fee for the home?

Sorry for the late notice. Got some sellers I'm in discussion with. Right now I'm just trying to keep following up with them. But yeah I'll contact as soon as I get a contract done. BTW you would happen to know a real estate attorney by any chance?

Hi guys, I'm looking for cash buyers in the Atlanta area and/or South Fulton area. If you're looking to rehab, buy and hold or assign contact. Contact me so we can work together on a great deal.

Hi guys, I know that soliciting on here is a no no, but I"m looking for help in trying to get start in REI. Hey I like to read but for me I'm a hands on show me type of person. If there is someone that can understand what I mean then please help. The right mentor would be a God send. Going to local REIA meetings is not always doable for me because the line of work I do which is law enforcement. I just want better for my family and control over my life. Can REI do it for me? I'm not sure but I'm willing to try because I have too in order to get what I want which is a peace of mine, better future and happiness without stressing. Well thanks for letting me vent guys..

What do you guys prefer? I have buyers now in my funnel and a potential closing attorney that was refered to me. But I would like some of you guys perspective on the subject.

I guess it all depends on preference. WIX is kind of the newbie but it's just as good. But WordPress has been in the game longer. From me I can do a lot more SEO with WordPress. WordPress has more sites design in my opinion but I could be wrong.

You can try reaching out to For Sale By Owners and For Rent By Owners marketed online to see if you can secure a deal that way. I actually got my first deal from a FSBO my virtual assistant contacted on Zillow.

The idea of bandit signs that @Jose Flores suggested can work too although I've done bandit signs to market for sellers (usually in weekend campaigns for a variety reasons) and only get a handful of calls.

Lastly, since you're likely already driving around a bit in your day job, driving for dollars in the neighborhoods you patrol might not be a bad idea. Basically write down the addresses of any seemingly vacant properties, find the owner's mailing address and either handwrite them a letter or send them a postcard letting them know you're interested in the property. You can usually find the mailing address looking on the tax assessor's website.

Hope the information helps!

Where did you find your virtual assistant?
