Thank you @John Anderson.  One more question.  When doing my analysis on the duplex property,  Do I input the numbers as If I was not house hacking? I ask this because, I put the numbers In to the BP renters calculator and I (DID NOT ADD THE UNIT I'M STAYING IN), .

Hello BP. My wife and I are in the process of purchasing a duplex.  We will live in one side and rent the other out. My question is, should I make the tenants get renters insurance?

Hello my BP family. I have been reading, looking at EVERY video pertaining real estate I can find to help me find my first deal. I'm a pipe welder in Houston, TX. The market I'm in is on fire . I have bought leads off list source, paid for the Stamps myself printed the letters out , and still nothing. I don't want to do bandit signs, but I see them all over my city. My end goal is to become a buy & hold investor, to live off the passive income. I'm asking for any tips to find these (motivated sellers). I have drove for dollars, but really don't know how to find the owners of the properties I come across. I figured if I can't find a deal that way , I would go out and buy me a SFR (if the numbers are good) with a mortgage loan wait 1-2 years then rent it out. I willing to try anything. Any suggestions BP?

I have purchased a list from listsource and I have started sending out yellow letters. I have received MY FIRST call back but the owner said he has $50,000 left on his mortgage. The ARV is 105,000 - 120,000 , can I follow the 70% rule? PLEASE HELP

please give me the info so I can attend.

They say you can never have a dumb question,I hope this is not one. I'm new to wholesaling, and I want  to know do anyone have any information on *if u run in a motivated saler* and that person still have a mortgage, and is late on the payments, upside down (not paidoff) , what do I do?
