What’s more important when starting out education or networking with knowledgeable people?

I plan on having my property fumigated for Termites. Should the rent reflect tenant relocation since they wont be in the property for 3-4 days? I've thought about helping them I'm just unsure how.  

Is adjusting comps by VALUE OF EACH characteristic of a property just a rule of thumb or is this a method everyone should use for they're ARV? I'm sure there are other methods.

In your own opinion what is more important knowing how to analyze a deal or knowing how to reach your target audience (marketing)?
