Can someone point me to an internet site where I can download a free TREC Residential Lease template, along with other associated templates (e.g. pet agreement)? Or, if "everyone" uses a pay-for-template website, could you please let me know. I've used professionals to lease my other properties, but I want to do my own on this next one.

So my tax accountant filed my 2015 real estate LLC tax return as a C-corp rather than with the S-corp election. This has brought any new bank loans for refinancing or acquistion to a screeching halt. Looking for information on how to proceed from here and want to know how badly I'm bleeding from this mistake!
