We have a portfolio of (4) SFRs available in Aiken SC. All 4 are tenant occupied and bring in $4450/m combined. Three of the properties are in walking distance to each other and are located in Warrenville SC. The 4th property is located in North Augusta SC, which is a bordering city to Augusta GA. Will sell the entire portfolio for $450K. Rent-roll available for serious buyers.

Thanks for the response. We actually went to court Tuesday but unfortunately the judge ruled in favor of the tenant. I had a police report and the neighbor showed up as a witness. The tenant threatened the neighbor with a handgun. But, where I went wrong is my assistant did not put a notice on the door. Everything was via email. Wednesday I personally went to the tenant to post a 14 day notice to comply and a 24 hr notice to enter. I think its going to be difficult to get them out. Maybe they wont pay rent in July and I can evict for that.

We have a tenant that we're trying to get rid of. They pay rent on time but we've had numerous complaints from neighbors about them using bad language, being disruptive, and threatening. I posted a 24 house notice yesterday to perform an inspection walkthrough today, which I just completed (6/22/23). They denied me access to a room in the house. I'm hoping this is enough to evict them with since they refused to allow access to the entire home. They are on a 12 month lease which expires October. The SC landlord-tenant law states that (paraphrased) "LL has the right to enter premises" but it does not state I have the right to enter EACH room. Will someone provide clarification on this. 

House is located in Warrenville SC which is a small town near Aiken SC. Just for the record, I own SFRs, commercial, MHPs, and multi. I've never ran into this issue before.

In addition to my tax returns, I provide my rent-roll and print out/send the analysis from the BP calculators. I always like meeting in person. I bring my binder with all of my analysis and before/after pictures of projects. To me, this gives the loan officer the "warm and fuzzy" that you are serious and competent in what your doing. By using this method, I successfully BRRRR'd multiple doors in 2021. I firmly believe that presentation is 90% of the battle when it comes to loans.

This is a 12 unit (6 duplexes). 4 units are 1 bed 1 bath, 8 units are 2/2. The rents listed on the report are the current rents. Rent will be increased as leases are up. Gross rent will be $8K/month after 5 months. I have somewhere around 40 doors but this is my first multi-family, other than a trailer park.

I'm getting ready to close on my first mobile home park. It's a 17 unit. The current owner goes door to door to collect rent every month but I'm not doing that. All of my tenants drop off rent at my office. What recommendations do yall have to accept rent from the mobile home park tenants? I'd really hate to have them drive to my office since they're all in one location. I was thinking of a secure drop box but unsure.

I honestly was playing with the numbers and forgot to put the vacancy fees back in. I just updated it.. Either way, I have a property management team for my personal portfolio.    I buy in and around Aiken SC. This is my first financed property. All of my units I've acquired have been BRRRRs. I have literally NO cash in any of my deals. I'm al little more hesitant on this just because it's something new for me and want to make sure I'm not over looking anything.

I have a 15 unit mobile home park under contract. I currently have 16 SFRs / commercial REIs in my portfolio. This is a new animal for me. Can yall take a look and see what yall think on this new venture?
