I know guys who market their properties on YouTube. You can create a channel dedicated to real estate, or whatever endeavor you want it to be focused on. I use it to store videos that I link to from my web sites. That way, I don't have to host anything.

Bandit signs work.. I've gotten results in high traffic areas. I got more results in working class neighborhoods.

I get better responses during the week. Some people like browsing craigslist while at work.

Mike,

Vistaprint.com offers 250 free business cards. Go to a local community event in your targeted area and pass out your business cards. The price is the cost of shipping.

Find other community groups in the area that you are targeting. Do some community service for the group. Do this a few times and get to know the people. In return, ask them if you can put a free ad in one of their newsletters.. at the very least, ask for a significant discount.. or just ask if you can speak to them about your services at a local meeting.

Pick up the phone and start making some cold calls.

Buy a magnetic sign for your car. It should never come off so you don't have to buy another one. Put your phone number and We Buy Houses info on it. If that is too expensive, then buy some bumper stickers or print them out yourself. You can also buy sticker letters from auto stores and put them on your glass window.

Print some fliers out and post them in groceries stores in the area.

Get one of your We Buy Houses sign and hold it up infront of an entrance to a place that they have large gatherings. I did it once at a baseball stadium when I almost maxed out my marketing budget for the month. Wear your suit and tie and have something to write with.

Mike,

Have you considered adding different marketing mediums to the general areas that you are targeting? This would be in addition to the mailings that you are doing.

For example, when targeting a specific area, invest in putting ads in news paper/newsletters that serve that general area. Also, maybe put signs up in those areas, or just hand out your business cards to community groups there. That way, their eyes can see your message in a variety of ways.

As for as having the funding, there are some low cost ways of doing it.

As for auto responders, a couple of good ones are www.getresponse.com and www.aweber.com

I got a mortgage from BB&T about 4 years ago and the loan officer stated that they don't sell their mortgages off.

I've had better results with fliers when I wore business casual attire and handed them out to people in person. This was outside of a condo complex and I got 2 leads in about 15 minutes. People were coming home from work.

I've had terrible results with fliers by putting them on people's cars in neighborhoods and in town centers. I put out 2500 and got 0 calls back.

I used the same flier (we buy houses...etc.) for both scenarios.
