Greetings,
I found a wholesale deal but the owner wont budge on the price ($70,000). The home is small and needs a lot of repairs done such as interior paint, needs new kitchen cabinets, bathroom needs to be gutted, plumbing, possible electric repair, etc. Built sometime during the middle of the 20th century lol so it is not young. The owners parents lived in that home and died so now it was passed on to the owner and her kin as well. So they all are going to get a piece of this deal and she said anything below $70,000 is not a good deal for her (but the house is a wreck) What are some alternative options that we can do to get this deal done?

I also believe that real estate is the best opportunity today to be on the road to riches. My wife and I have been reading some books by Robert Kiyosaki (very motivating and easy read) and I tell you he is my inspiration to becoming a wealthy man by the means of Real Estate Investing. I think it is fun to drive around and look at properties and I think the only thing that is holding me back with some things concerning Real Estate is the knowledge about how things work and my alternative options with certain scenarios. Once I get that down then I think I will be a fire ball! Looking forward to soak up knowledge here from biggerpockets.com!

Hi Josh,
I would like to get started with Foreclosures and work my way up from there. Or find a really good deal that is not a Foreclosure and do my best to find a hard money lender. I would like to buy and hold but I am also interested in the idea of flipping. I mainly want a positive cash flow. Can you or anyone else point me in the right direction seeing that I am a novice?
