Great little 3/2 SFR 15 houses away from the Florida Intracoastal. Ready for rehab. I will consider owner-financing.

Estimated repairs required (roof, new kitchen) = ~$15-20k

I agree with Wayne and Jorge on waiting 2 years for the tax benefit.  I'm in the same boat...I have significant equity in my home so I'm preparing to list it (and have no idea where I'll be moving when it sells)!

As someone who has had to sell at the bottom of the market a few times due to corporate relocations (thank goodness for relocation packages that kept me mostly whole), I want to cash out on my terms this time.

You hit the nail on the head.  Recent experience and a strong local network is exactly what I'd be looking for in a mentor.  I don't mind sharing a little profit in exchange for access to their knowledge, experience, and their network.  I like arrangements where everyone wins.

I would also recommend Amesha Mason.  She sold my home when I moved away from Atlanta, but was getting active in the investment space several years ago.

She is an ambitious, leave-no-stone-unturned type of agent, and she'll definitely go the extra mile for you.  I would also gladly vouch for her honesty, and she values her reputation more than she values money.

She's at least worth a conversation as you are interviewing prospects.

Greetings, BP Community!

My name is Scot and I'm looking to become active in the Boca Raton, Delray Beach, and Deerfield Beach investment area.

I've done a bit of investing before, but it was many years ago in a different state, so consider me a newbie.  South Florida seems much less hospitable for honest businesspeople than other places that I've lived.  It seems hard to find an ethical contractor even for my own home repairs and improvement, so trying to manage a rehab remotely frightens me a bit.  The market also seems saturated with agents, and I've had some bad experiences there, too.

Right now I'm minimally involved in the community. I work for a multi-billion dollar company, and my only social organization is MENSA. I'd love to get connected with a local REI club. I'm particularly interested in learning more about buying properties at auction.

I'm open to being mentored by someone experienced in this geographic area.  If anyone is interested in developing a success-based partnership, I'm open.

I welcome invitations from anyone who feels like there can be an exchange of value.  I look forward to meeting more BP members in the near future!
