There are some great ideas posted here. But they all depend on someone else's ability and willingness to work with you.  Here's what worked for me to grow my account.. 

I started with 15k also. 

1. Tax auctions 

2. Options trading 

3. Micro lending 

Hope that helps. It's a slower path, but you are having a grandchild so you have time..

i have recently acquired a LOC .. not sure if i should become HML broker start a pool or go at it alone.. any advise or direction would be great.

"Aaron banks don't allow assignments. What some people do is add the buyer to the contract and then quitclaim it over at closing."

Can you elaborate further on best process , as my experience has been that Listing Agent seemed unaware of alternatives to assignments , and this process..

Thank you all for commenting here as a newbie in wholesaler properties this has been very insightful. question is how do you differentiate yourself , when all of the marketing strategies are passed down from the previous decade of wholesaling gurus.

I have noticed , that although I am able to find sellers , now buyers are harder to come by.

Any ideas for reverse pysch for buyers than used for sellers.
The whole "I Buy Houses" thing has been done , we know it works for sellers.

Whats out there for buyers though ?

Any ideas anyone ? Im sure this will help some of the newer people.

Would wholesaling still be considered a viable exit to make money ?
Or should doing a bunch of L/O the way to go ?
