I can certainly agree with your point about the information age. The costs of marketing are certainly dropping with everthing going towards the internet, and I'm sure your going to see downward pressure on commission rates in the next few years. Personally, I'm hoping that commercial won't be affected as much, but I guess we'll see.

Biggerpro, so are the so called "alternatives" that we're proposing are sites/systems that compete with the MLS and not making the NAR private property public? If that is what is being proposed, that's much more agreeable. If anyone has more info on what alternatives are being proposed, please drop a post or a link. Thanks.

Like biggerpro said, it can be cheap if there is little competition or expensive if it a large, lucrative market. SEO is the same way, but in terms of time not money. We're starting to get top placement for about a half dozen search terms targeted mostly by geographic area, and with some more work we should be able to diversify our standings for more and more terms. SEO isn't rocket science, and with a little HTML knowledge and a lot of time - you make vast impovements on where you are in the SERP's (with little or no expense).

All MLS's are different, but most operate by sending information to REALTOR's sites once a week via FTP. So if an agent's site was scheduled to download all of the MLS data at 1:00 AM every Saturday, then yes the information would not be shown on those sites until their databases were inline with the MLS master database. That may be the lag time they are referring to.

It depends on a number of factors. Most municipalities have zoning ordinances that dictate how many units per acre can be developed. Futher still, you have to deal with loass factors like public easements, setbacks, greenspace requirements (some places), and buffers. You can find out the land use guidelines yourself from the county or city where the property is located, or you can use a land planner to give you a better idea of what density you are looking at.

I'm not sure I understand what they want exactly... Do they want us REALTORS to share the property data? Would they like to put my marketing brochures on their site, maybe the demographics I pay for? Any help from the other side would be very helpful.

What part of VA are you in?

I'm 25. When I was born here, there was one traffic light North of the Chattahoochee River, now there are 300,000 thousand people here and most of the growth has happened in the last 10-12 years. Things are booming, but the traffic is an incredible pain.
