Post: Mistake lease with $0/mo , can i get my tenant to pay?

so, i use an e-payment system, and last summer it generated a $0 lease and sent it to the tenant. That was dumb. But what was worse is that when it came back to my office, my person signed it too! but i'm not done. After that we didn't bill the tenant for 11 months, and now we finally caught it.
The lease is fully legally countersigned by my team.... what is my recourse ?!?!

Hi Nicholas --- i've been vetting and trying to decide between 3 potential PMs so far, and mixed experiences to date. For context, we're just closing now and will make a decision and start showing next week.
With Chris at Integrity (based out of poughkeepsie) i found that he hasn't been willing to accept constructive criticism--- which normally wouldn't matter, but it's around his agreements, which are entirely unenforceable in court, and since i started trying to give him redlines, he's totally ghosted.
Jim (out of newburgh) is highly professional, but has been a bit cold (and seems expensive) but is our current top choice
Last is a woman named Tecia Poulas, who was the sellers agent and is really well connected and informed, but has never been a PM before, and so we're expecting a bit more effort required than going with someone turnkey like Jim or Chris.
Anyway, i'll keep this thread updated, and please let me know if you find anyone else!

we've been talking to two organizations so far---
one is based in wappingers falls, called "integrity property management" and the manager is Chris Orefice (unfortunate, i know)
the other is Jim Haywood out of Newburgh
I've gotten a good feeling from Chris, not so much from Jim, but they both end up at around 10% of the gross, and neither have an clause in cases of vacancy.... so, not great.
Any other help would be much appreciated!

New investors in the area, still living in NYC, and hoping for a hands-off property management company that doesn't charge the full 10% that most of the advertised locals seem to look for. Anyone have any experience with a company they recommend?
