I am looking for a Utah real estate agent that does their own real estate investing. I want to invest in Utah county. But I want an agent that knows the in's and out's of Utah and investing in real estate.

At the moment I am running on theatrical numbers. And it looks like if I have 3 units filled they would cover mortgage and a little more (Not sure on expenses). So that's not including the unit I would be living in.

I just ordered the biggerpocket book "Rental Property Investing" So i'm sure it will give me a lot of help.

But I thought I would get a jump on some of my questions here.

I was thinking about buying a four plex to start with. I found one that I think might be a good buy.

 It's close to 500k, near two college/universities, and the rent will go for about $925 a month. It's being built over the summer so it will be move in ready by the end of this summer. Also I plan on living in one of the units for a year.

Does this sound like a good idea? What thoughts do the experienced renters think?
