@Josh Collins I lived and worked in Raleigh-Durham area for 7 years.  Awesome place (if a shade boring for a young professional), affordable housing, listed in top 10 places to live in USA often, has tech scene (research triangle park) with talent pool, 3 universities pumping out graduates, healthy arts and entertainment scene, ease of commuting, not crowded, space to spread out.

@Logan Allec "small suburb" of Santa Clarita.  According to it's own website it has 213,000 residents.  That's not small.  I love Santa Clarita and have a rental in Sand Canyon, but I don't see Amazon setting up shop there, the 5 is already terribly congested nearly 24 hours a day going in and out of Valencia... one of the factors is "ease of commuting".  I don't even know why Los Angeles is still on the list.

Welcome @Michael B.  I'm looking at the Huntsville area also, Multifamily like @Tobias Falzone .  I am not actively searching atm, but hope to make first purchase in 2018.  I am also a business owner and am being consumed by that at the moment.

I just created a community editable map for Huntsville area, so experts can share their knowledge about certain areas to avoid (say, like Oakwood) and where the path of progress is heading.  It's brand new and needs your input!

I created a map for new and out of state investors for the Huntsville area, such as myself. It's open to the community and editable by anyone with the link. Since I don't know how different areas compare with one another yet, this might be helpful to folks interested in Huntsville and surrounding areas like Madison, Harvest, Decatur. For instance @Michael Weir and @Jack S. you recommend avoiding Oakwood area. Maybe you can draw out the area on the map and add a little description why? I added a sample area and rated it C-, but that is there just for an example, with a made up description with nothing based on reality.

Check it out and everyone feel free to edit it if you are knowledgeable about specific areas. Perhaps we can "crowd source" some knowledge and help all investors.

My wife and I have our sights on Huntsville area later this year, preferably multi-family 5+ units. Been following news for ~7 months now. May get an SFR to test out market first, or dive right in. Just gotta stop being distracted by the crypto markets!

@Jared Garfield The numbers I'm seeing are considerably less: $1.6B plant.  Do you have a different source?

From Reuters: "Toyota, Mazda announce $1.6 billion plant for Huntsville, Alabama... The plant will produce 300,000 vehicles a year and should open on a 2,500-acre former cotton field in 2021, about 14 miles from Toyota’s engine plant in Huntsville."

Still excellent news for Huntsville area.

@John White What areas of Huntsville do you recommend for buy and hold?  As in, what areas are on the up and what areas are depressed?  Thanks for your input!

Another member suggested this guy: http://www.pridehomeinspection.com/ His website is all about SFR and I've personally never used him (haven't bought anything yet). Also, for your 8 unit, how did you find the deal? MLS? pocket listing?

Anyone have experience building a property instead of buying/rehabbing?  It's usually more expensive, but it's designed to modern tastes and specs, much less repairs costs and higher rents.  Just brainstorming...
