@James Peoples, I'm rooting for you here too!! I'm getting started as an investor, and given how much feedback I've heard about how difficult it is to deal with the banks in NY for foreclosures, I'm trying to diversify my strategy to include probates. I would to learn from your experiences!

@Don Clark , I'm a bit of a Newbie and saw an LLC comment mentioned above, but couldn't create a new LLC, have the LLC buy the property, and then have your investor buy the LLC instead of the property? I apologize if someone already said above but in fancier terms :-)

I'm just entering the world of real estate and I *think* I was to start off with wholesales, short sales, and rehabs. I'm hoping to leverage the wealth of information and experience from the BP community and grow a network of "Top Guns" to help me through this journey and eventually give back and help others achieve success. My immediate goals are to meet professionals in my area and other locations, digest as much information as I can, and most importantly, develop a short term and long term strategy that will lead me to dream home on an island somewhere in the Pacific :-) I'm excited to start this new journey and meeting great people along the way!
