Id love to get thoughts on these amazing cabinets from a house i recently purchased.  4 uppers, lowers with a sink and a corner lazy susan.  They're in great shape, and aside from the ridiculous pink, would be sharp in someone's home...

Definitely depends on the scope.  Something simple shouldn't have anything that takes long, unless you're pulling permits and the city falls asleep on you.

Otherwise, in a large scale with additions, id say meeting with engineers/architects/builders to plan, implement, permit, and complete additions such as a second story, new master suite, etc.

Agreed.  Unless that tenant is paying you $7500/month, sell it and buy 5-7 nice B class properties in a low/no tax city/state and enjoy the big bump in monthly income, while also reducing your risk.

Consider the east side of Lansing, rather than East Lansing.  Taxes are lower, housing prices are lower, and code compliance is better.  Plus, Lansing has a lot of employment for future tenants, assuming you plan on keeping it for more than a few years.  Lastly, there are thousands of new apartments targeting msu students that offer amenities no landlord can match.

The entire stretch of Kalamazoo to Pennsylvania to Saginaw to 127 is a perfect spot and quite popular for all renters.  Its also on the major bus lines, which go to msu

Lansing deals are really tight, and very scarce right now. Inventory is low and there's a lot of competition.  Id suggest the Detroit area, as the market is much bigger and is also in your target range.  There are quite a few knowledgeable folks on here who can lead you

I live in tammany hills and can attest to it's family friendly atmosphere.  Other neighborhood s that are similar would be lancen village, colonial village, sagmore hills, sycamore hills, groesbeck (higher prices), and the area south of delta river drive near the airport.
