I agree with Vernon.

These websites are extremely powerful because a lot of people will talk about it, tweet about it and complain about their problems.

The problem is that if you look for these people manually, you'll spend hours looking for them. Therefore, you need to automate it in some way.

Recently, I was coaching some people at a bootcamp and many of them had questions about automating these tasks, especially craigslist.

If you want to know how to automate it, I have videos inside my members area. You can also pm me and I'll tell you what free piece of software I use to automate the process.

Hi Tiara,

That's a great start. However, I think you forgot one of the most important parts of your expenses that will lead you to success and that is: marketing expenses.

I see you mentioned bandit signs and that's good. However, I think you should focus on at least 2, 3 at most marketing strategies for your business.

Internet is a great resource for finding tons of great deals. Also, you can flip those properties very quickly as well.

As far as the RE license, have you considered creating a win-win relationship with a realtor who would access the MLS for you? At least at the beginning stages of your business?

I know that the following books have nothing to do with real estate but they will benefit your business tremendously:

1. Robert Cialdini's "Influence"
2. Mark Joyner's "The Irresistible Offer"
3. Timothy Ferres " 4 hour workweek"
4. Predictably Irrational, Revised and Expanded Edition: The Hidden Forces That Shape Our Decisions by Dan Ariely
5.
The Ultimate Sales Machine: Turbocharge Your Business with Relentless Focus on 12 Key Strategies by Chet Holmes
6. Chris Andrerson's "Long tail"
7. Napoleon Hill's "Think and Grow Rich"

Remember, real estate is still a business and even though these books have nothing to do with real estate, they'll greatly enhance your real estate business.

One last thing, reading books is a great habit to acquire. When I was in high school, I hated reading books. Now, I can't get enough of them. They'll enhance your life, your business, your personality, influence and more.

However, here's the most important point. You have to take action, massive action. Reading books is not going to do you any good if you don't take action on the knowledge you acquired.

One other thing,

You can have a wordpress blog that does NOT look like a blog. Some of the themes that are available out there, especially the paid one, are so good that you can't tell that the site is a blog.

I would stick with the wordpress blog. In my recent beta launch, I offered my buyers a wordpress blog with a Premium theme and so far, all I get from my buyers is :"Thanks Peter, this looks great."

So, go with wordpress. It's easy, fast, and can be changed in a second.

I agree with Dan again :)

You don't want to use a autoresponder from your own server or your own computer. If your IP gets reporter, it's going to be extremely hard for you to get out of the blacklist.

Personally, I use aweber and I am very happy with them. if you would want my recommendation, I would use them, 100%.

I agree with Dan for the most part. You have to be very selective and careful when you outsource.

I've outsourced many things on those sites including graphics, scripts, and programming.

If you do want to go that route, here are couple suggestions:

**Never give them money up front. If they require something, put it into an escrow account and leave in there. Most outsourcing sites have escrow accounts.

**Ask for referrals. Then try contacting them and ask for their input on the freelancers performance.

**Ask for a portfolio that you can take a look at. make sure you like the stuff they do in there. Remember, their portfolio probably has their best stuff in there so judge on that perspective and take a notch down in expectations.

** Check out their rating on the site. Most outsource sites have rating systems to double check that.
