We are buying our primary residential house and are thinking about opening a heloc after closing to pay off the mortgage sooner. In this case is a 15 year mortgage better than a 30 year? Since the interest rate is lower for the 15 year! Please provide your insight. Personally I have never operated a heloc but only learned from books and podcasts. Thanks.

But do you think that I would have to wait till the first loan settled and then go ahead with the second home purchase? Then the house might be gone. 

Yes, I am planning to talk with the mortgage broker/lender and see how it might work but I also want to see what other people have done before.
